Why a Base Load Audit?
Over time, buildings gain a layer of inefficiency through changes in operations, scheduling and personnel.
This operational inefficiency impacts the building and the bottom line through increases in energy and maintenance costs, reduced equipment life and bringing forward capital expenditure.
PDD’s Base Load audits are designed to eliminate these inefficiencies and identify simple ways to enhance performance.
The audits target energy consumption occurring outside normal business hours to deliver year round savings that won’t impact tenant comfort.
How We Do It
Our highly experienced team of engineers perform a comprehensive audit of the property, walking from top to bottom, corner to corner outside normal business hours to identify what systems and equipment are operating and question if it should be.
During this audit the team investigate all accessible base building areas, including plant rooms, loading docks, car parks, End of Trip facilities, fire stairs and general back of house and transit areas.
What is the Outcome?
Following the physical base load audit a detailed report will be produced which highlights:
- operational efficiencies
- housekeeping opportunities
- simple capital projects
- potential HSE issues
Efficiency opportunities are provided with estimated payback calculations and financial / energy savings.
The PDD team have conducted base load audits across Office, Hotel and Retail assets for leading AREIT businesses for over 5 years and whilst every property is unique, we typically identify savings of circa $5,000 – $15,000 per annum for the first audit and associated HSE and housekeeping issues that are missed in the busy daily schedule of a building.
